When Airbnb first reached out to me about joining Airbnb Plus, I did some research to find out what I would need to do to be prepared to get myself and my property ready. I was wondering, “What are the requirements I will have to fulfill to become an Airbnb Plus host?”

The first thing you need to know about hosting an Airbnb Plus property is that you do not apply with Airbnb. Airbnb will reach out to you based on reviews indicating that your Airbnb has provided your guests with outstanding experiences. After Airbnb contacts you, you will need to prepare for a home visit by an Airbnb representative. The visit will outline any problems with your listing.

After you have had your home visit, you will receive a report that gives you specifics on anything you need to fix in to bring your Airbnb up to Plus standards. You will need to perform these “fixes” as soon as possible.

Once Airbnb has approved all of your “fixes” then your property can be listed with Airbnb Plus. In addition to these steps, Airbnb Plus requires that you no longer use other booking platforms.

Only Accept Reservation Requests Through Airbnb

If Airbnb reaches out to you and invites you to participate in their Airbnb Plus program, the first requirement is that you agree to list only through Airbnb. You must pull your listing from any other sites where you have been advertising.

From this point, you can only accept reservation requests through Airbnb. If you already have reservations through other sites lined up, you are allowed to honor these.

Pay the Airbnb Plus Program Fee

The next requirement is that you pay a one-time fee of $149. If you have multiple listings, you will have to pay $149 per listing. Paying the fee gets the ball rolling and allows you to take the next steps toward becoming an Airbnb Plus host.

The $149 helps pay for the home visit and the report you will receive afterward. The report will list any problems that you may need to fix before your Airbnb reaches Plus status. Your fee will be taken out of the earnings from your next scheduled payout.

Schedule a Home Visit From An Airbnb Plus Representative

Airbnb will send a local representative to make sure your home meets all of the requirements necessary to join the Airbnb Plus program.

The person who visits your home will also take professional photos of the property. These will be used to set up your new listing once your home has been deemed Airbnb Plus ready.

Schedule the visit for a day that you can be present on the property. This way, you can encourage the representative to take photos of your favorite amenities within the home. You can also point out all the things that make your Airbnb outstanding!

The representative will also be looking for the character of the home to stand out. The design should be inspiring and warm for your guests. Each room should bring to life the story that your Airbnb has to tell.

These requirements may seem a bit knit-picky, but they will also make your guests feel more at home and welcomed. That feeling is what the Airbnb representative will be looking for.

Let’s start with the bedrooms. Mattresses should be in good condition. They should not sag, and they should not be noisy when you move around on them.

The bed should be fully made, with a bottom sheet, top sheet, and covering of some sort. These should fit the bed properly. Single beds should have 2 pillows each, and king and queen-sized beds should have 4 pillows.

You should also have a drawer or shelf available for guests to put up their clothes and other items. Make sure there is space available for hanging up clothes as well. Provide non-wire hangers for your guests’ use.

For your property to be an Airbnb Plus listing, you must have at least one private bathroom for your guests. The bathroom should feature a toilet, sink, a bathtub or shower, and a large mirror. You should also provide the following items for your guests’ use:

  • Hand towels
  • Hand soap
  • Bath towels
  • Shampoo and conditioner
  • Body Soap

Your Airbnb Plus kitchen should be well-stocked. There are certain items the Airbnb representative will be looking for in particular. These items include the following:

  • Paper towels
  • Trash can
  • Cleaning utensils
  • Bottle opener
  • Dish detergent
  • Spatula
  • At least 2 pots and 2 pans
  • A dish set with at least 4 place settings
  • Cutlery
  • Cutting board

Your kitchen should also feature all normally expected appliances, including a sink, refrigerator, microwave, and stove. Both the bathroom and the kitchen should have good water pressure. There should be feeds for both hot and cold water. You should provide bottled or filtered water for your guests, as well as coffee and sugar.

Fix Any Problems to Get Airbnb Plus Status

After your home visit, you will receive your report outlining any problems that the Airbnb representative found with your property. You want to fix these problems as quickly as possible.

Whenever you have completed a “fix”, you should take a picture of the item and send it to Airbnb. If the “fix” is up to standards, Airbnb will approve it. They will also let you know if the item needs further attention.

When all of your “fixes” have been approved, you can then join Airbnb Plus.

Publish Your Plus Listing

Once you have performed all of your “fixes”, Airbnb will send you your new Airbnb Plus listing. Along with this listing will be the professional photos that were taken during your home visit.

There will also be a new listing description. This will be written by an Airbnb professional. They will lay out the details about your Airbnb and all the amenities it has to offer.

You get to review this material and edit it before publishing the listing. After publishing, your new, shiny listing will be available for guests to look at on Airbnb, and it will be open for reservation requests.
