I used to work for a Broking business and my role was to calculate the commissions for the “middle man” sales guys (aka Rain Makers) who made anything from £10k a month to £250k per month (excluding their salaries).

The key was that they positioned themselves as people who earned Variable income (i.e. income that rises with the amount of business or products they sell) and negotiated this as part of their contracts.

Note that this meant their earning had no cap! Imagine that for a minute.

You don’t have to work in Sales or Marketing to do this. I’d go as far as actually finding some business before then asking for this variable element to you pay.

Airbnb has created a whole new economy of sharers.

If you don't already own a home that you want to partly let out, you could actually “Let to Let”

I.e. you could let a home, pay the rent and then sublet it for a profit.

This has to be agreed legally with the owner of the property and documented as such as they are taking on risk for doing so and may charge a higher rent as such.

Do ofcourse check that this is legal in your specific city and still allowed by Airbnb.

46. Rent a car and become an Uber driver

A great way to make money is to drive others around and get paid.

If you have unused spaces such as lofts, excess drawers, etc, you can actually rent those out to people who have precious things they do not have space to keep.

You can charge what you like although a good example of what you can earn is circa £800/year for a 25 sq ft loft space in South London.

48. Renting properties via Property investing

This is a route to actually getting financially wealthy because when you invest in property, you have the Capital Gains upside as well as recurring via rentals.

Property Investing success has everything to do with Location and Strategy.

A great way to use wasting space.

This is fantastic especially if you live 10 – 15minutes from a train station.

Lots of people who travel in from further afield like to park their cars and then walk to the station.

You can easily rent your parking space for £5 – £10 per day, which is equivalent to between £100 and £200 a month of income.

Here are options for renting your driveway –

JustPark has very good user feedback and is well established.

They broadly charge a 3% commission.

ParkLet lets you not only let parking spaces but also Garage storage space.

It is great for long-term lets e.g. a month.

Listing is FREE and you only pay anything when you successfully let out your space.

Fees are a lot more expensive at a 20% commission + VAT.

YourParkingSpace is 100% FREE for listing your parking space.

You get to choose your price and theymake money charging the driver a fee (20%) on top of the fee you list.

50. Rent garden space

Another great way to use a space that is often underutilised for most people.

This is great for hosting events such as children’s parties or even weddings.

You’d be amazed how much you’d save people by offering this as a service, especially if you have a decent sized garden.

Earn anything from £300 to £1,000 a month for 1 or 2 events hosted per month.

51. Rent a garage out for storage

This is an absolute gem as storage companies are getting ever more expensive.

You can earn from £150 – £200 a month from letting your garage for storage.

The best part is, the customer will be around for a long time as people don’t tend to move storage solutions.

You can let these out on Gumtree or even Facebook.

52. Rent or Sell your wedding dress

This is a wildcard idea to make extra money but possibly a cash cow.

I recall my wife paid something like £2,000 for her wedding dress, and for a long time, it’s been sitting idle.

Wedding dresses can be rented out as not everyone wants to fork out lots of money for a dress for a day.

eBay is another option but you have to pay fees although you’ll likely get a quick sale.

A friend of mine actually has this business and easily makes £1,500 – £2,000 a month from it.

All you have to do is invest in some equipment and it pays itself off in a few months.

54. Negotiate a variable element to your pay

This has worked very well for me in the past.

You can negotiate a special commission with your boss or the relevant person in your company for introducing business.

Then take steps through your networks to find new business for your company.

Aim for a percentage of Sales (not profits) from that customer you introduced.

You don’t have to be in Sales to ask for this.

I asked for this whilst working in Accounting and it worked.

Your boldness will be rewarded. Ask!

55. Negotiate a conditional Pay Rise

Agreeing specific and somewhat challenging goals with your boss is another way to negotiate a pay rise and make extra money.

Do this from the outset and make sure it is written down via email.

56. Negotiate a higher pension contribution

Most employees know that they get X% of pension contributions from their employer.

What most don’t know is that the percentage isn’t set in stone and can be negotiated, especially if you’re in a position of some influence (e.g. Star performer, Team lead, Manager, Etc.).

Negotiating an extra 1% – 2% can be material for your future wealth creation via your pension.

Especially if your employer matches your contributions and/or if you’re a higher rate taxpayer as you get a higher rebate of Tax from the government too.

Most people don’t know this but you can agree to a minimum bonus amount to be included in your contract.

Yes, you can! And I have had these in the past too.

And you can negotiate to be paid say, 150% of that minimum amount if you exceed certain targets. Ask!

Thanks to the internet, it has never been easier to use the skills you already use for your job for some extra cash.

If you think about it, creating this blog is the result of using skills I have learned in various work environments and situations.

Whether you just want cash here and there or whether you want to create an Expert Business (plus sell Information Products for passive income), a great place to start using your skills for pay is with friends and family, and ask for genuine recommendations you can rely on.

It's never been easier to sell via eBay.

You could either sell items you aren't using any longer at home, or you can buy low and sell high.

This way of making money is attractive because you typically only buy a pre-agreed order (quantity and price).

The value you bring to the relationship is being able to source and deliver items reliably and at a favourable price.

So you aren't usually left with money tied up in stock for too long. If done very well, you may not even need to pay for ongoing storage as you could drop ship some of your orders.

Most mornings I walk past a guy walking between 7 and 10 dogs usually.

This is such an obvious thing to do and is usually a guaranteed earner.

I live near the O2 Arena in London and it's usually packed full of top performers weekly.

Simply focusing on buying tickets in advance for top performers such as Beyonce, for example, could easily earn a 100% return.

Not a bad reward for thinking ahead.

Other very popular events include 100m athletics, Tennis, etc.

69. Selling second-hand goods

e.g. children’s toys – If you're like us, you probably have a loft full of things including children's toys and the like.

These would be more valuable if sold to others who need them more.

So take stock of what you have and get onto eBay.

In addition, you become more knowledgeable and make friends along the way.

This is a brilliant way of making some money during the holidays.

A friend of mine makes about £750 a month (net of costs) for hosting students from France, Japan etc in the UK.

Students will typically be out all day and usually, stay glued to Social Media in the evenings, so won’t usually be in your way.

Everyone would love the option of healthy takeaway food.

It's a win-win wherever you live.

Start by asking for payment in advance ideally, that way you aren't left with unsold food.

73. Claim tax back

Are you a higher rate taxpayer and contribute to a pension?

If so, you can claim back another 20% of tax on your contributions, by either calling the taxman and asking them to adjust your tax code or by completing your tax return and getting a rebate.

If you donate money to charity, you could also claim money back on this or simply get your tax code amended so that you have a higher personal allowance.

Ironing is a chore most people hate.

76. Sell at Car Boot or Garage sales

If you have a good eye for spotting items that will sell fast, look for bargains at a car boot or garage sales and flog them for a profit on the likes of eBay.

Key is to be on the lookout for rare or collectible items that can help you make extra money.

To check a product’s market value on eBay after you have done a search for it, simply tick “Completed Listings” under “Show only” on the left; this will show prices of that similar auctions have achieved.

Then simply sort by “Price: lowest first” to see if you will make a profit from selling the car boot item.

You’d need to join a number of agencies and should expect to pay your own travel expenses.

A fee is charged when you get paid for each job, but it is FREE to join and bid.

What you get paid will vary depending on how many bidders for the specific job, as well as the time involved and skills, required.
