Hosts should have a smart TV and a good sound system as part of their entertainment offerings. Screaming fast Wi-Fi is essential to success. You should have a charging station for Airbnb guests’ devices/smartphones.

Furniture should be comfy and somewhat inexpensive. Select pieces with washable surfaces. We prefer leather for our chairs and sofas, as it cleans easily and touches up if a scuff occurs.

Living room coffee tables should be durable as guests will be resting their feet on the surface.

Another essential Airbnb amenity is a pair of nice table lamps. Select ones with integral electrical outlets and USB ports for extra functionality.

Hosts should consider offering throw pillows, coffee table decorations, and plants. These extras look great in photos and are more welcoming to guests.

When it comes to hosting vacation rentals, you need to pay attention to guest safety and security. (And also protection of the hosts’ property).

We utilize a video doorbell and video surveillance on the outside of every one of our properties.

Each rental gets a marked space for the fire extinguisher and first aid kit. We locate these inside cabinets but they include signage so guests know where they are.

All exterior doors have locks and we use smart locks on the front door for easy guest access. This also provides hosts with notifications when guests come and go.

If you allow kids in your vacation rental, don’t forget outlet protectors and cordless blinds. You will also need to secure dressers, TVs, and other heavy amenities with straps. These items tend to be top-heavy and could fall on youngsters.

Security Tip: Make sure to secure and lock away your router and modem in a secure space. Security does little good if someone unplugs your internet in order to secretly let more guests in your house, etc.
